Home owners today are bombarded from every angle with articles, ads, commercials, and other media referencing “Home Staging”. There are countless reality television shows geared toward interior design and staging, and they seem to be on a perpetual loop. Today I will explain staging as it relates to the preparation and sale of a house. In related posts, I will walk you through how to stage specific areas of your home and property.

What is Home Staging?

If you’re considering selling your house and you’ve done any research at all, you already know staging is important. But what exactly is it? Staging as it relates to home selling can range from simple cost-free fixes to elaborate renovations & interior design. Basically, it is the process of decluttering, cleaning, and decorating your home to enhance its appearance. It is an effective tool to maximize your home’s value. Many home sellers believe staging is costly when in reality it can be done on any budget.

Isn’t Staging Expensive?

This is a common misconception – surely there are levels to everything, including staging. Your staging should correlate with your budget, your situation, your goals and your timeline. If you simply do not have the cash to buy new pieces of furniture and décor, then just use whatever is available. Staging on a budget is what most home sellers opt for, and it most definitely helps!

You don’t have to spend thousands of dollars to properly stage your home…
In fact, you can accomplish a ton using only sweat equity and hard work. Staging on a budget is practical for most, and what it entails is basically a thorough cleaning and maintenance of all parts of your property.
For example, you should make sure all lightbulbs, switches, and outlets are operable. Ensure to clean the entire house (inside & out) to let buyers know you care about your home’s appearance and well-being. Decluttering is absolutely essential – junk & boxes sprawled across tables, shelves, chairs, and floors is an easy way to hurt your value. Also ensure your property and landscaping are well groomed.

Final Thoughts

Whatever your budget may be, home staging is an essential part of the home selling process. Your house will be in direct competition with others in your neighborhood or area and proper staging will set it apart! I have seen firsthand the effects that not staging (or even cleaning) a house has on the sale price and it can truly be devastating. Take care of your home and your biggest investment and it will take care of you!
